How we work

Look first, strip later. Foam only comes off when the timber gives a reason.

Plenty of foam does no harm for years, and some of it conceals trouble. We find out which kind you have by taking readings on the wood, then explain your choices plainly.

A street of stone and brick terraced houses in Breightmet
Breightmet's housing

Plenty of Bolton roofs have been converted, re-lined or re-insulated since they were first slated.

Breightmet, on the eastern side of Bolton, is mostly inter-war and post-war housing in broad estates, with some older stone cottages around the original village. Most roofs are tiled, with big open lofts. Owners often re-insulate for warmth, and foam is sometimes fitted at the same time. We establish what has gone on and whether the roof beneath looks dry.

Welsh slate, stone flags or concrete tile, then battens, felt and rafters. We record how each layer is holding up under the foam.

Also covering the rest of Bolton — same price, same service.

Before you ring

Questions we get asked

Our Breightmet house was insulated under a grant scheme. Could that have included foam?
Some insulation schemes in the past did use spray foam. Check your paperwork and, if you are unsure, a survey will show exactly what was installed.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Bolton lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Roof foam checks in Breightmet

Roof space survey in Breightmet

Large estates built to a few designs make loft layouts predictable, which helps us plan the visit. The foam is not predictable, because it depends on who has worked on each house. Next-door neighbours can have completely different roofs.

When a family home is sold, buyers' solicitors look for anything done to the structure without paperwork. A survey on file gives you foam type, spread and timber condition in one document.
